Water heaters: The decision before the install
Three fuel paths exist, and the right one depends on where the unit sits and what it is replacing. Most homeowners get sold a like-for-like swap without being shown the other two.
Tank, gas or electric. Lowest purchase price, familiar, simplest swap. The unit sits where the old one sat and the venting stays the same. It also carries the shortest usable life of the three and the highest standby loss, because a tank reheats water whether or not anyone is home.
Tankless gas. No tank, no standby loss, hot water for as long as the fixture runs. The catch is rarely mentioned at the point of sale: tankless units usually need a larger gas supply line and a different vent path, so the install is more involved than the swap it replaces. Worth doing. Worth pricing honestly first.
Heat pump, or hybrid. Pulls heat from the surrounding air to warm the water, which is why it uses a fraction of the electricity a conventional electric tank does. It needs air volume around it and it makes the space around it cooler, so a basement suits it and a tight utility closet does not. Qualifying models attract a New Jersey Clean Energy Program rebate, which changes the arithmetic against a straight electric replacement.
We also flush tanks, replace anode rods, and repair units that are not yet worth replacing. Nobody here is on commission to condemn your water heater.
The bigger jobs
Larger plumbing work falls into four categories, and all four involve opening something up.
Whole-house repiping in PEX or copper. Recurring pinhole leaks, dropping pressure across the whole house, or water that runs discolored after a few days away all point the same direction. Repiping is disruptive for a few days and then finished for decades.
Kitchen and bathroom remodels, rough-in and finish. We work to the tile and cabinet schedule rather than against it, which means the rough-in inspection happens before anything gets closed in.
Gas line installation for ranges, dryers, fireplaces, generators and pool heaters. Line sizing is the part that gets skipped. A generator and a tankless water heater added to a house whose meter and trunk were sized for a furnace and a range will starve something.
Water filtration and softening. Sizing follows a water test, not a brochure.
Frozen pipes, cold floors, and why the pipe is rarely the problem
A pipe freezes because the space around it is cold, so wrapping the pipe alone treats the symptom. This is the part of the job most plumbers in this market cannot help you with, and it is the reason DJG added plumbing rather than the other way round.
Picture the standard Shore-area setup. A vented crawl space, foundation vents open to outside air, water lines running through it, and a floor above that never warms up. In January the crawl space sits within a few degrees of the outdoor temperature. Pipe insulation slows the heat loss from the water inside the pipe. It does not add heat, so in a long enough cold snap the water still reaches freezing.
Sealing the vents, insulating the walls and laying a vapor barrier changes the temperature of the whole space. Crawl space encapsulation plus pipe insulation is one scope with one crew, and the floor above stops being cold as a side effect.
The same logic applies to a burst supply line in an exterior wall or an unheated garage. We repair the line. Then we ask why it was cold enough to freeze.
What to check before you hire any plumber in New Jersey
Ask for the Master Plumber license number and the name it belongs to. New Jersey regulates plumbing through the State Board of Examiners of Master Plumbers, and a plumbing contracting business has to have a licensed Master Plumber holding an ownership stake in it. A home improvement contractor registration is not a plumbing license, and the two get displayed interchangeably on a lot of websites.
Three other things worth asking:
- Who files the permit, and does the price include it
- Whether the quoted price covers the inspection visit
- What happens to the price if the shut-off valve fails when they close it, which on older houses it sometimes does
None of these are trick questions. A plumber who answers them cleanly is a plumber who has been asked before.
